Description
The Old Mill is a unique and charming four double bedroom family home sitting by the babbling Norton Brook on Wellow Lane situated on the outskirts of the picturesque historic village of Norton St. Philip. This tranquil versatile detached property benefits from flexible accommodation and two stunning detached living/working/rental properties within the magical woodland garden setting.
The main house has excellent lateral accommodation set over two floors topped and tailed by a spacious kitchen/breakfast room and a light filled conservatory roofed living room linking through to the cosy sitting room. Upstairs is accessed via two staircases, one from the sitting room and the other in the entrance hall. There is a further reception room giving a modern family each their own space. The first floor comprises four large bedroom suites and a bathroom as well as an ensuite shower room.
The property is surrounded by substantial gardens and approximately 0.8 acres of woodland grounds which are bordered by open countryside and fields. There is ample driveway parking to the front and the main garden is laid to lawn. A woodland pathway leads you to the tree house and the lodge.
The Tree House and The Lodge are two beautifully designed and built separate dwellings which currently provide substantial income as holiday lets. These are both incredibly versatile spaces that would also suit an artist/sculptor or as home offices for couples who work from home but still want to leave the house to “go to work”. The lodge has its own kitchenette and food preparation area as well as bathroom and has exposed wood floors. The treehouse has a social outdoor kitchen and meeting area underneath the tree and a rising wood stair takes you to the bedroom with ensuite shower room. Both are only a stone’s throw from the main house.

Situation
The medieval village of Norton St. Philip is located approximately 7 miles south of the City of Bath, with the villages of Freshford, Wellow and Hinton Charterhouse not far away. Set in scenery of rolling green Somerset hills with three Churches, a village Green, a preschool and pre-prep, village hall, and two excellent pubs (‘The George Inn’ and ‘The Fleur de Lys’). The George in particular has a deep history dating back to the 14th Century. For explorers the National Trust Village of Lacock and the historic town of Bradford-on-Avon are a short drive away and a visit to the nearby Longleat House, one of the most magnificent stately homes and gardens in Britain together with its safari park, is not to be missed. Babington House is also only a 15 minute drive away. The local countryside is intersected by footpaths and bridleways which are great for walks and discovering local wildlife.
Access to London is via the A36 and A303, or by train from Westbury (from 80 minutes) or Bath Spa station (from 85 minutes). Local attractions include Longleat, Babington House and Stourhead Gardens.

The next steps...

Before making an offer on a property you will want to consider your financial situation, your income and outgoings.

Will you finance the purchase of your next property from the sale of an existing property which can put you in a chain, arrange a mortgage through your bank or buy the property outright.

To help you finance your next property purchase, we have a long established relationship with an independent mortgage broker who can discuss your situation with you.

Remember that having a 'mortgage decision in principle' can make you a more attractive buyer when you make an offer on a property. Contact our mortgage advisers for free, no obligation and impartial advice.

Some advantages of a broker are:

  • They do all the legwork for you, working on your behalf with the lender
  • They compare wholesale mortgage rates from a large number of banks and lenders all at once
  • Their wholesale interest rates can be lower than retail (bank branch) interest rates
  • They offer more loan options because they work with numerous banks and lenders
  • They can finance tricky deals because of their knowledge and various lending partners
  • They are typically easier to get in contact with, and are less bureaucratic.

However advantages of working with your bank are:

  • You may be able to build off an existing relationship (and gain discounts if you have a checking or savings account)
  • You may already know the banker who will handle your mortgage
  • Banks may be more accountable than a smaller shop
  • They may offer lower interest rates in some cases
  • Their ability to add mortgage to existing banking profile and make automatic payments from linked account.

When you see a property you are interested in on our website, call us 24/7 to arrange a viewing. Or if you prefer, get in touch via our website and we will call you back to find a time to view the property that suits you.

Once you’ve found a property you want to buy, it’s time to make an offer. A bit of negotiation is to be expected, however don't offer so little that you end up in a lengthy negotiation process, as you might lose the property altogether if someone else makes a higher bid.

If other offers have been made on a property we aren't legally able to tell you what they are, but we may indicate if they were close to the asking price.

If you have a property to sell, why not see how we can help you.

Or if you’re considering letting your property, we can take the stress out of managing your rental, and our award winning lettings team offer a service that can be tailored to your needs.

Combined with nearly 170 years of experience and one of the highest customer satisfaction scores in the industry, Carter Jonas is the perfect property partner.
