31 May 2012, Waking up every morning to stunning far reaching views from their own home is surely the dream of many a house hunter, but the next owners of a tucked away farmhouse on the outskirts of Bath need dream no more.

Parkfield Farm in the hamlet of Hamswell nestling in 73 acres of glorious Cotswold countryside offers the real thing and according to TV property guru Phil Spencer 80 percent of us want to live in the country, but only 20 percent actually do.

The farmhouse has charming rooms with natural wood doors and beams, three reception rooms, kitchen, breakfast room, four bedrooms, two bath/shower rooms – and potential for improvement and extension.

But it is the farm buildings that offer the greatest potential. A range of stone barns, cow byres and three-bay open fronted cart shed have detailed planning consent for conversion to two four-bedroom houses.

In addition, a four-bay Dutch barn, three-bay lean-to and yard would be suitable for conversion to stabling, subject to planning.

The farm is on the market with national property consultants Carter Jonas for £1.5 million. Kit Harding, the firm’s rural partner, said: “For anyone looking for a rural property without being remote, what could be better than being in this glorious spot in the Swainswick valley.

“While Parkfield Farm is secluded, peaceful and idyllic, access to the A420, A46, the M4 at junction 18 are just minutes away.”

Mature trees, lawns and a secluded vegetable area make up the gardens lying mainly to the west of the house.

The land is all laid to pasture and lies mainly to the north and west of the farmhouse and buildings. The majority is sloping with a south facing aspect and includes some mature parkland trees. The most northerly field has access off Freezing Hill Lane and has potential for arable production. Many of the fields have a spring fed water supply.

Bath city centre, with its cultural and leisure facilities and of course fabulous shopping, is less than five miles away and the Bath racecourse and two golf clubs are nearby.
