Carter Jonas is consolidating its auction sales in the South West, and is holding its first auction in the city of Bath on Wednesday, October 28 at 6.30 pm at the Francis Hotel in Queen Square.

The Auctions Team has drawn together an eclectic mix of lots, many from around Wiltshire, that they hope will draw an equally varied mix of bidders.

Plots of land feature large in the sale, with a third of an acre of green belt land in Bradford on Avon being offered with a £5,000 to £10,000 guide price.

Orchard

In Clapton Moor, at Clapton in Gordano, near Bristol, 12.7 acres has been divided into 3 lots and is expected to reach £10,000 to £12,000 per acre. In Wookey, near Wells, another 5.8 acres with stabling is being offered in a single lot with a guide of £40,000 while at Oakridge Lynch, near Stroud, there’s the opportunity to buy 2.4 acres of pasture with a guide of £15,000 to £20,000.

For those with a bent towards conservation, the gem of the sale must be a 1.8 acre orchard at Portishead (pictured above) which faces south and boasts superb views towards Portbury Docks.

“This is a real find, the sort many people dream of,” explains auction manager Arthur Chambers. “It’s stacked with gnarled old apple trees growing over a rich pasture herbage and doesn’t look as though anything has been done to harm its habitat value for a long time, if ever. This is one for a philanthropist rather than a speculator.”

Not that speculators or keen builders will be denied their chance at the sale.

To whet their appetites, the first lot is The Old School at Bratton, which was previously an ex-Servicemen’s clubhouse. The property, with a guide of £115,000 to £130,000 and accommodation arranged over two floors, needs complete refurbishment and improvement but gives a very desirable toehold in a village at the foot of the Salisbury Plain escarpment.

The third lot is a three bedroom end terrace house at Burghley Close, East Walcot, Swindon, that has an ample ground floor reception room, kitchen, parking at the front, and a rear garden. Those who want to tackle the modernisation and improvement it needs and are cash buyers may be tempted at its guide of £45,000 to £60,000.

A building plot with permission for two homes is being offered in Dallas Road, Chippenham, at a guide price of £100,000 to £120,000, while at Pilton, Somerset, a cottage, Barrow Stiles, is being offered at £250,000 to £300,000 reflecting the need for renovation at this conservation area home. Next door, land with permission for the building of two homes is being offered at a guide of £220,000 to £240,000.
