Our capacity/feasibility studies help provide a realistic idea of development potential for a wide range of development. We combine our experience and knowledge of preparing 2D and 3D drawings and models, together with the in-house commercial knowledge available to us in Carter Jonas, to prepare context-appropriate, commercially viable examples of development capacity for our clients.
Understanding the “DNA” of a particular place or site is key to developing a successful, high quality design solution. Our approach is to thoroughly appraise the relevant context and develop a detailed picture of local conditions, history and character alongside undertaking analysis of a range of specific technical requirements. We can then set out the principal opportunities and constraints that will inform the next stages of work and ensure all relevant consultants are working jointly and effectively with our team.
Our feasibility stage services include:
Site context studies & baseline appraisals
Undertaking context studies to assess the sustainability of site locations, including baseline mapping studies –typically flood risk, heritage, planning and landscape designations.
Townscape analysis – urban character & morphology studies
Undertaking historical mapping studies, urban morphology and townscape character studies.
Analysis of baseline technical reports & data
Reviewing technical reports and other site data in order to determine opportunities and constraints, and records of risks and assumptions.
Documenting site opportunities & constraints
Producing combined opportunities and constraints plans, together with supporting tables of constraints.
Planning policy review & brief definition
Conducting reviews of applicable national and local planning policy to determine compliant design and development briefs.
Commerciality
Working closely with our development consultancy team to ensure development proposals are commercially viable and deliverable.
Masterplan strategies & options
Producing masterplan strategies in diagrammatic and illustrative formats - demonstrating land use and site development capacity, access and circulation, landscape and open space. Identifying development options alongside setting out a clear planning strategy to ensure Local Plan compliance, including capacity studies to test the best and most appropriate development solutions.
Collaboration
Working closely with our in-house (or external) planning and development teams to provide clients with a clear understanding of the position at this stage of work before proceeding to the next, more detailed stage.
Stage 1 reporting
Producing the following technical based documentation:
- Feasibility and capacity study documents including:
- planning appraisals, baseline analysis, constraints,
- site options and briefs, concept plans, land and development appraisals
Johnny Clayton joined Carter Jonas in July 2018 to head up the masterplanning and urban design practice across the UK. Johnny is a Masterplanner and Urban Designer, with a broad skills base and over 16 years of project experience encompassing conceptual design, masterplanning, urban design, detailed design and project implementation. His particular specialism and passion is for strategic land projects including new settlements, but also urban mixed-use regeneration schemes. Johnny is also a Chartered Landscape Architect since 2008.
